Welcome to Mountain Crossing

The Town of Pagosa Springs has modernized its zoning code to permit a wide range of commercial, industrial, and residential uses on the property. Allowed uses include mixed-use corridor development, institutional and civic facilities, office and business space, retail sales, lodging, manufacturing and warehousing, as well as affordable and workforce housing.

Mountain Crossing has received final approval of a Preliminary Development Plat/Plan from the Town of Pagosa Springs. This approval allows a developer to submit applications for Final Plat approval concurrently with Building Permit approval, and it also permits administrative amendments to the preliminary plat as needed.

In support of this approval, our engineer, Keith Mendenhall, completed extensive engineering work addressing utilities, storm water retention, drainage, wetlands, site access, ingress/egress, and roadway design. This body of work represents a significant investment and provides substantial value to any developer pursuing all or a portion of the project.

Since receiving Preliminary Plat approval, we have also secured a CDOT traffic permit and completed the engineering for the required off-site improvements.

Synopsis of Paleo Clearance

In following the requirements to obtain CDOT environmental clearance for Mountain Crossing, specifically to determine that there are no paleontological resources local to the project, on 2/14/18 consultant Mike Fitzgerald reached out via email to the three required organizations (University of Colorado Boulder, Denver Museum of Nature & Science, and Museums of Western Colorado), asking each for a paleo records review.
Veronika at Denver Museum forwarded Mike’s request to fellow staffer Kristen to do the search.
Kristen replied to Mike on 2/19/18 that there were no localities.
Mike thanked her.
Julia at Museums of Western CO replied on 2/16/18 that there were no localities.
Mike thanked her.
So, on 2/19, Mike reported to CDOT that he had 2 negative findings.
Nicole Peavey of CDOT replied the next day that since Mike had 2 negative findings, Mountain Crossing’s paleo requirements had been satisfied.
